Nobody told you homeownership was this close.

Two things keep most first-time buyers stuck in DFW: they haven't talked to a lender yet, and they've already convinced themselves they can't afford it. Both of those are just stories. Neither one is your actual situation until someone runs the real numbers with you.

So many first-time buyers in DFW have already talked themselves out of it before they ever pick up the phone.

They see the numbers online, assume they're not ready, and move on. But here's what I see almost every time I actually sit down with someone: they're closer than they thought.

Not ready to close tomorrow necessarily, but way further along than they gave themselves credit for. We go through the real stuff together, credit, income, savings, debt, and it changes the whole picture.

And honestly, the DFW market has a lot of moving parts that nobody explains to you. Property taxes. HOA fees. Builder incentives that flip every quarter. That's the conversation most people never get to have with someone who will just be straight with them.

I grew up here. I know these neighborhoods. That's a different thing than what you get from someone who just relocated and pulled up a zip code on their laptop.

Anybody else been through the "my barber moved" phase? Because that stretch is rough.

You find somebody decent, they get comfortable with your head, they know exactly what you like without you having to explain it every single time... and then they're gone. So now you're out here taking a chance on somebody new every few weeks just hoping for the best.

That's a frustrating way to live, honestly.

Guys find me one of two ways: their barber relocated, or they finally got tired of walking out looking like a rough draft. Either way, I get it. A bad cut before an interview, a date, or a family event is not a minor inconvenience. That's a whole mood ruined.
