Abu Dhabi's Waterfront Villa Supply: What the Numbers Actually Show.
Genuine beachfront villa supply in Abu Dhabi is concentrated in a small number of master-developments β Ramhan Island by Eagle Hills, Bashayer on Hudayriyat Island by Modon, and Reem Hills, the region's only man-made hill community.
Ramhan Island's masterplan is capped at 1,350 private-beach villas across all phases through 2029 β no additional supply will be released beyond this. Reem Hills currently has only 70 villas listed on the open market.
By comparison, Palm Jumeirah in Dubai alone has 452 villas listed for resale at any given time β a single island's secondary market exceeding Abu Dhabi's entire disclosed villa supply across these communities combined.
